Services Provided

Below is a partial list of the services we provide:

• Coordinating advertising through the posting of signs, newspaper listings, and other sources to minimize vacant (or "down") time.

• Showing your property before and after business hours for the convenience of the prospective resident.

• Taking detailed rental applications, performing credit checks, previous reference checks and income verification to help ensure the quality of residents placed in your property.

• Performing monthly exterior inspections and quarterly interior inspections of all units to ensure property upkeep and housekeeping of the residents.

• Performing all accounting functions including mortgage, tax and insurance payments; rent collection, payment of utility and other expenses, and the disbursement of funds to you by mail or through direct deposit into the account of your choice.

• Performing all needed maintenance and cleaning with in-house or contracted services, often at less than market rates.

Our management fees can vary depending on the number of units managed for a client, but under normal circumstances our fees are $50 for filling a vacant unit and 8-10% of the gross monthly income every month.
